Application FAQ
You can apply by calling us and we will ask you some pre-qualifying questions. After that we will show you the property, if you like it we will give you an application. Each prospective resident aged 18 and older must submit a separate application and pay the required application fee.
To expedite your review, please prepare the following:
- Government-issued photo ID: Driver’s license, passport, or state ID.
- Proof of income: Your two most recent paystubs, recent tax returns or 1099s if self-employed, bank statements showing deposits or official offer letters for new employment.
- Rental history & references: Contact details for your current and previous landlords covering the past 2–3 years.
Yes, we accept housing vouchers as a qualifying source of income. You will be required to provide your voucher paperwork, including your Rent Affordability Sheet, so we can confirm eligibility. The housing vouchers are just used for the income portion of the application process.
Application fees are nonrefundable, and we cannot hold a property while your voucher is being approved. Applications will continue to be processed, and the property may be rented to another approved applicant who signs a lease first.

We evaluate applications based on credit history, income verification (requiring a gross monthly income of at least 3x the monthly rent), criminal background check, and verifiable rental history with no prior evictions or outstanding landlord debts.
Most applications are processed within 2 to 3 business days, provided all required documentation, landlord and personal references are available.
Application fees cover third-party background and credit screening costs and are non-refundable once processing has begun.
Pets are permitted only in pet-friendly properties with prior written approval, completed pet screening, and payment of the required pet deposit/fee and monthly pet rent. Unauthorized pets are strictly prohibited.
